HOW WE WORK

MTD is meticulous about process, communication and transparency. That is why we adhere to a rigorous project management process to ensure you know what to expect and when at each phase and at every step. Planning, preparation, preconstruction, construction, and finishing are explained in more detail here.

Planning

Phase one - PLANNING

Once we have decided to work together, and we have signed a contract.
    • Architectural/Designer plans.
    • Finish material decisions made.
    • Obtain necessary zoning/permits, testing if necessary.
    • Draw plans for HOA/Permit if necessary.

Phase two - PREPARATION

Begin demolition where necessary, ensure all material has been ordered and meet with subcontractors if necessary.
    • Obtain product installation specifications
    • Finalize permits
    • Line up subcontractors
    • Open exploratory holes to locate mechanicals/beams, etc.
    • Obtain utility locates
    • Designate access
    • Begin excavating if necessary
    • Temporary utilities if necessary

Phase three -
PRE-CONSTRUCTION

GETTING READY!
    • Erect dust and finished area protection
    • Conduct demolition of all necessary areas
    • Meet with subcontractors if necessary to discuss findings
    • Finalize sub-contractor scheduling
    • Write up change orders if necessary

PHASE 4 - CONSTRUCTION

BUILDING BEGINS!
    • Foundations, piers, concrete
    • Framing—floors, walls, roof, truss
    • HVAC rough
    • Plumbing rough
    • Gas rough
    • Electrical rough
    • Inspections
    • Drywall
    • Prime/paint

Phase FIVE - FINISHING

Bringing it all together and finishing strong.
    • Install all finish materials
    • Trim of all utilities
    • Final inspections
    • Walkthrough/punch list
    • Project Closeout
